What should I do if I am having a hard time making my mortgage payments?

Home Mortgage PaymentsCall your lender immediately to see if they can offer a solution. Next, start a to-do list so that you will be ready to answer any questions your lender may ask.

Start a file for records relating to your property. Keep very detailed notes of all the contacts you make, including the date you called and what resulted from the conversation. Collect your proof of income, photocopy at least 2 weeks of pay stubs, 2 years of taxes, and 2 years of bank statements or other benefits you receive. Having good records readily available is very important.

Will I save money going directly to the listing agent?

If I had a nickel for every time I heard that! 

Sold by Maria KapsMYTH. Think again if you think you will save thousands of dollars dealing with the listing agent directly. This misconception comes from the buyer not understanding the facts regarding Real Estate commissions and how agents are compensated.

When a listing agent or seller’s agent lists a property, the seller signs an agreement to pay a commission when the property is sold. This compensation can range usually anywhere between 5% – 10% and typically there is no where in the agreement stating that if the listing agent brings the buyer that they would have to give up part of the commission.

Homes For SaleThese days the Real Estate market isn’t what it was at the “boom” in 2004-2006.  Unless your home is priced and marketed properly it may be a tough task to undertake on your own.

Quite often I will go on listing appointment where I sit down with a seller and promote my services as a Realtor® in selling their home.  One of my jobs is to run a CMA report or “Comparative Market Anaylsis” and give my suggested listing price within a range.  With my experience and up to the minute current data of the Brevard MLS I am able to provide a recommended listing price based on the past 6 months of comparible properties that have sold in the area.
