FSBO vs Realtor®

FSBO vs Realtor®These days the Real Estate market isn’t what it was at the “boom” in 2004-2006. Unless your home is priced and marketed properly it may be a tough task to undertake on your own.

Quite often I will go on listing appointment where I sit down with a seller and promote my services as a Realtor® in selling their home. One of my jobs is to run a CMA report or “Comparative Market Analysis” and give my suggested listing price within a range. With my experience and up to the minute current data of the Brevard MLS I am able to provide a recommended listing price based on the past 6 months of comparable properties that have sold in the area.

Pricing your home properly is crucial in today’s market. A seller that overprices or even underprices his home may be making a very costly mistake. Overpricing your home will cost you time and money sitting and waiting to be sold you are still paying taxes, utilities and upkeep on the property.

Research Professional REALTORS®

Underpricing your home can cost you even more in lost income. It is important to research local professional REALTORS® in your area who can provide services that will make the sale of your house a smooth and quick transaction. I always recommend interviewing at least three REALTORS®.

According to National Association of Realtors (NAR) sellers who use a real estate professional make 16% more on the sale of their home than do sellers who go it alone.

Unrepresented sellers often do not understand the complexity, range and timing of tasks they will have to perform if they don’t use a professional. REALTORS® are real estate professionals who are experts in marketing and negotiation, which in the end means a better price for you.

REALTORS® & Sellers

REALTORS® can help a seller set a realistic price and ensure the proper paperwork and various disclosures and inspections are handled correctly. We know best how to prepare a home and maximize value, provide broader exposure to the market and are more likely to generate multiple bids than a seller on their own.

A successful Real Estate Agent is an expert in attracting qualified buyers. A professional can show a home more objectively than can a seller who may be emotionally attached to the home, and who might become unnerved by prospective buyers’ critical comments.

No more wasting a bunch of time. The real estate pro also checks the financial capability and bona fides of buyers before allowing them onto a seller’s property.

REALTORS® take care of all the advertising, setting appointments, and handle all the calls and questions. REALTORS® can have Open Houses for you and advertise through the MLS to other REALTORS® with buyer to get your property the maximum exposure.
